if you spend £270k you pay £8,100; if you spend say £350k it only increases to £10,500. So why deprive yourself of a suitable house if you can easily go to the higher budget as you say you could - for the sake of £2,400??

I would suggest looking at Malling as £250,000 will get you a three bed house in both parts and it's no more than a ten minute walk across the field and through the pells to get to Wallands anyway. I suspect from your choices though that you're aiming to get into the catchment area for Wallands school, in which case Blois Road should do the trick and you can definitely get a house there for under the stamp duty threshold. To get a three bed house in Prince Edwards, the Avenue, Bradford Road or Leicester Road will require you to more or less double your budget I'm afraid.

Emily - have a look at Malling. It's a very nice place to live. I've been in this house for 18 years and love it. You'd get a good 3 bedroomed house for your bucks.
