Flood risks?

My fiancé and I are moving to the area from Cardiff and I was hoping people on here might be able to shed some light on the issue of flooding in Lewes. I know that there have been issues historically but also that a lot of money has been put into flood defences. We are looking to by and I wonder if there are any particular roads that ought to be avoided?

Just to clarify not all houses in South Street flooded in 2000, a large number didn't, in fact I'm pretty sure the majority didn't. South Street didn't flood in the 1960s but Morris Road did.
