Is the patch of land to the side of the Nurseries/behind Tescos destined for housing development? I know it's on the flood plain but that doesn't seem to be an issue with planners these days... It looks a bit desolate..

A developer is currently working up an application for retail units on the ground floor and 40-ish flats on the first, second and third floors. If approved, should be a new landmark development to contrast with the North Street development on the other side of the Ouse and rivalling the Clayhill Nurseries development in aesthetic appeal. No extra parking to speak of.

That's the overgrown bit opposite Fujitsu that's been merrily soaking up rainwater for decades which once concreted over won't any more leading to increased river levels, although probably downriver of Lewes.

If Swampy is referring to the bit behind the industrial units and out the back of Spences Lane/Orchard Road, I believe that is earmarked for industrial units to replace the lost capacity in the Phoenix bit
